What's included
A full clean of the patio surface and joints, with moss and weeds cleared out. With the Wash & Treat and Wash, Treat & Protect options, the patio is also treated to kill moss, algae and lichen at the root, including black spot. Plants are pre-wetted and delicate areas protected before any treatment, and you get before-and-after photos.

How John does it
Different stone needs different handling. Soft sandstone and limestone get lower pressure than concrete, and black spot is treated rather than blasted, because pressure alone won't remove it.
What cleaning can't do
We clear weeds from the surface and joints, but we can't stop them returning — new seeds settle in the gaps over time, carried by wind and birds. Black spot usually fades over the following weeks rather than vanishing on the day.

Common questions
What is the black spot on my patio, and can you remove it?
Black spot is a lichen that grows into the surface of the stone, so pressure washing alone won't shift it. The Proper Clean and The Full Treatment kill it at the root. Most marks go on the day, and stubborn ones keep fading over the following weeks.
Will weeds grow back after cleaning?
Yes. We clear weeds from the surface and joints, but cleaning can't stop them returning, as new seeds settle in the gaps over time. On block paving, sealing makes it much harder for weeds to root between the blocks. For other ways to prevent weeds, we recommend asking your local garden centre or DIY store.
Is it safe for my children, pets and plants?
Plants are pre-wetted and delicate areas protected before any treatment is used. John will tell you how long to keep children and pets off the surface afterwards, usually until it has dried.
Which clean does my patio need?
If it's just dirty, the Quick Wash is enough. If it's green, mossy or has black spot, choose the Proper Clean, which most patios need. The Full Treatment adds protection so it stays clean for longer. Send a photo and John will tell you.
How long does it take to clean a patio?
A typical 20 m² patio takes about 1–2 hours. Larger areas and heavy black spot take longer. John gives you a time estimate with your quote.
