Patios & Driveways
How do I get a quote?
Send a few photos on WhatsApp to 07733 631950. Where he can, John measures your area on Google Earth, and usually replies within 2 hours with a fixed price. Working hours are Monday to Saturday, 7am to 7pm.
What is the black spot on my patio, and can you remove it?
Black spot is a lichen that grows into the surface of the stone, so pressure washing alone won't shift it. The Proper Clean and The Full Treatment kill it at the root. Most marks go on the day, and stubborn ones keep fading over the following weeks.
Will weeds grow back after cleaning?
Yes. We clear weeds from the surface and joints, but cleaning can't stop them returning, as new seeds settle in the gaps over time. On block paving, sealing makes it much harder for weeds to root between the blocks. For other ways to prevent weeds, we recommend asking your local garden centre or DIY store.
Is it safe for my children, pets and plants?
Plants are pre-wetted and delicate areas protected before any treatment is used. John will tell you how long to keep children and pets off the surface afterwards, usually until it has dried.
Which areas do you cover?
URBNX is based in Acton W3 and mainly covers Acton, Ealing W5 and Chiswick W4, plus Hanwell, Northfields and Pitshanger. Further than 5 miles from Acton, John will confirm your price before booking.
Do I need to be home during the clean?
No. As long as John can reach the area and use an outside tap, you can be out. He'll send a before-and-after photo report when the job is done.
What's the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water to clean tough surfaces like concrete, patios and driveways. Soft washing uses low pressure and a treatment that kills algae, mould and lichen, for surfaces high pressure would damage, such as render and delicate stone.
Is jet washing the same as pressure washing?
Yes. Jet washing and pressure washing mean the same thing: cleaning with high-pressure water. URBNX adjusts the pressure to suit each surface.
How often should a patio or driveway be cleaned?
Most need a clean every one to two years. Shaded, damp or north-facing areas, and paving near trees, usually need it more often, as moss and algae grow back faster.
Which clean does my patio need?
If it's just dirty, the Quick Wash is enough. If it's green, mossy or has black spot, choose the Proper Clean, which most patios need. The Full Treatment adds protection so it stays clean for longer. Send a photo and John will tell you.
How long does it take to clean a patio?
A typical 20 m² patio takes about 1–2 hours. Larger areas and heavy black spot take longer. John gives you a time estimate with your quote.
Can you remove oil stains from my driveway?
Oil stains can usually be faded a lot with treatment, but not always removed completely, especially old ones that have soaked in. John will tell you what to expect from your photos before you book.
Will pressure washing damage my block paving?
Cleaning washes old sand out of the joints, so block paving is re-sanded afterwards with kiln-dried sand to keep the blocks firm. The pressure is adjusted to suit the surface.
Should I seal my block paving after cleaning?
It's worth it if you want it to stay cleaner for longer. Sealing locks the joint sand, protects against stains and makes it harder for weeds and moss to take hold.
How long does pressure washing take?
A single driveway or patio typically takes 1–2 hours. Full exterior cleans take half a day to a full day depending on scope.
Is pressure washing safe for all surfaces?
No — and that's why we assess before we start. Render, UPVC, and painted surfaces require softwashing rather than pressure washing. We use the right method for every surface.
Can you pressure wash in winter?
Yes — we work year-round. We cannot apply sealants or some chemical treatments in freezing conditions, but pressure washing itself is not weather-dependent.
Do you use pressure washing or softwashing?
It depends on the surface. Driveways, patios and most paving are cleaned with pressure washing; render and more delicate surfaces are cleaned with softwashing to avoid damage. We'll recommend the right method when we quote.
How long does a typical job take?
Most residential driveway or patio jobs take between 1–3 hours depending on size and condition. We'll give you a time estimate with your quote.
How often should I get my driveway or patio cleaned?
Most surfaces benefit from a full clean every 12–18 months, though shaded or tree-lined properties may need it more often. See our driveway cleaning frequency guide for more detail.
Sealing
Will sealing change how my paving looks?
The water-based sealer leaves a subtle satin finish that brings out the colour of the blocks. John always seals a small test area first, so you can see the finish before he does the whole area.
Can you seal block paving in damp weather?
Yes, with a water-based sealer. It can go on the day after cleaning, even if the paving is still slightly damp, without turning cloudy. John won't seal in rain, and plans around the forecast.
What's the difference between water-based and resin-based sealers?
Water-based sealers are quick to apply, handle damp conditions and suit most homes. Resin-based sealers are harder-wearing and last longer, so they're better for busy driveways and paving exposed to harsh weather. John will recommend the right one for your paving.
Will weeds grow back after sealing?
Yes. We clear weeds from the surface and joints before sealing, but it isn't possible to stop them returning, as new seeds settle on the surface over time. For advice on preventing weeds, we recommend asking your local garden centre or DIY store.
How long does block paving sealer last?
A good sealer typically lasts 3–5 years depending on traffic and weather exposure. A top-up coat every few years keeps the joints firm and the colour protected.
When can I walk or drive on sealed block paving?
Wait about 4 hours before walking on the surface, and 24 hours before driving on it. John will confirm the exact times for your sealer when he finishes.
Paths & Tiles
Is pressure washing safe for Victorian tiles?
High pressure can loosen old tiles and damage grout, so Victorian and Edwardian tiled paths get a gentle, low-pressure clean with a suitable treatment. John checks the condition from your photos before quoting.
What if some of my tiles are loose or cracked?
John will point them out from your photos before starting. Cleaning won't repair them, and loose tiles are cleaned around carefully. For repairs, a specialist tiler is the right person.
Can you clean our front steps as well as the path?
Yes. Tiled or stone steps can be cleaned along with the path. Include them in your photos and they'll be in your fixed price.
Can flats share the cost of cleaning a shared path?
Yes. John quotes once for the whole job and sends each flat its own invoice for its share.
Render
Why can't render be pressure washed?
High pressure can strip paint, crack render and force water behind it. Soft washing uses low pressure and a treatment that kills algae and mould, so the render is cleaned without damage.
How soon will I see results on my render?
Most staining lifts on the day. Some marks, especially black mould and lichen, keep fading over the following weeks as the treatment works.
How often does render need cleaning?
Usually every two to four years. North-facing walls and render near trees or gardens tend to go green sooner.
Business
Do you provide RAMS?
Yes. Risk assessments and method statements are provided before work starts, along with a copy of our £5M public liability insurance.
Can you work outside business hours?
Yes. Early mornings, evenings and weekends can be arranged, so cleaning and line marking don't disrupt customers or staff.
Can you clean our car park and re-paint the lines in one visit?
Yes. Cleaning first helps new markings stick and last longer, and doing both in one visit means only one disruption to your site.
Is it safe to clean a line-marking robot?
Yes, when done carefully. John covers electronics, cleans by hand, and uses low pressure only. He worked in sports turf management, so he's familiar with how this equipment is built and used.
Which areas do you cover for business work?
London and the South East for commercial cleaning and line marking; UK-wide for groundcare equipment cleaning. Contact John to confirm coverage for your site.
Do you offer regular commercial cleaning?
Yes. Forecourts, car parks and communal areas can be cleaned on a regular schedule, such as monthly or quarterly, at an agreed price per visit.
Do you offer regular cleaning contracts?
Yes — for both residential and commercial customers. Regular scheduled visits available monthly, quarterly, or annually.
Do you offer commercial and residential services?
Yes. URBNX Services provides residential exterior cleaning — including driveways, patios and render — as well as commercial services such as car park line marking, pressure washing, soft washing, and specialist groundcare machinery cleaning for golf courses, sports facilities, councils, and grounds contractors.
How much does car park line marking cost in West London?
Cost depends on the size of the car park, number of bays, and whether colour demarcation or symbols are required. Contact us for a free no-obligation quote — we serve sites across West London from small private car parks to large commercial and council facilities.
Do you reline faded car park markings?
Yes. Relining faded or worn markings is one of our most common jobs. We assess the existing layout, prepare the surface, and apply fresh durable markings — restoring clarity and compliance without a full repaint where it isn't needed.
How long do car park markings last?
Thermoplastic markings typically last 3–7 years depending on traffic volume and surface condition. We use durable materials suited to West London conditions and can advise on the best product for your site.
Can you reline a car park without closing it completely?
In most cases yes. We plan work in sections to keep disruption to a minimum, allowing access to parts of the car park while we work. We discuss access requirements with you before starting.
Do you work with councils and commercial sites?
Yes. Urbnx Services works with facilities managers, property managers, local councils, sports clubs, retail sites, and housing associations across West London. Contact us at hello@urbnxservices.co.uk or call 07733 631950 to discuss your requirements.
What is the Bio-Circle cleaning system?
Bio-Circle is a low-impact cleaning system that uses biodegradable, solvent-free fluids and a natural biological process to break down oils, greases, and organic residues. It uses significantly less water than pressure washing and generates no harmful runoff.
Is Bio-Circle safe for bearings and electrical components?
Yes — the low-pressure application and biodegradable fluids are safe for bearings, seals, hydraulics, and electrical components. Unlike high-pressure washing, there's no risk of forcing water or contaminants past seals.
Does this cleaning method comply with equipment warranties?
Yes. Many manufacturers prohibit high-pressure washing and aggressive solvents. Our Bio-Circle process uses low pressure and biodegradable fluids, which is compatible with manufacturer care guidelines.
Can you clean on-site or do you collect?
We can do both. On-site cleaning is available for larger equipment, and we can arrange collection for smaller items. Contact us to discuss your requirements.

Do you offer free quotes?
Yes — every quote is free and no-obligation. Get in touch and we'll typically respond within 24 hours.

Is pressure washing safe for Victorian tiled paths in Ealing?
Not at full pressure. Victorian and Edwardian tiled paths in Ealing W5 are cleaned at low pressure with a treatment, which brings back the colour without loosening old tiles or grout. John checks the condition from your photos before quoting. Tiled path cleaning starts from £119.
Do you work on period homes in Brentham and Pitshanger?
Yes. URBNX cleans original tiles, York stone and old brickwork across Brentham, Pitshanger and Ealing's conservation areas. Delicate surfaces are cleaned at low pressure with suitable treatments, so stone and pointing aren't damaged.
Can you clean my path and patio before I sell or let in Ealing?
Yes. URBNX cleans paths, patios and driveways ahead of Ealing sales and lettings, usually within the same week. Send photos and your listing or viewing date, and John will book the clean around it.
Which parts of Ealing do you cover?
All of Ealing W5, including Ealing Broadway, Ealing Common, South Ealing, Northfields, Pitshanger, Brentham and Hanger Hill, plus West Ealing W13. Ealing is about 8 minutes from the Acton base, and travel and parking are always included.
Can you clean the original tiled paths in Bedford Park?
Yes. Bedford Park and the streets around Turnham Green have many original Victorian tiled paths and steps. URBNX cleans them at low pressure with a treatment, bringing back the colour without loosening old tiles or grout. Tiled path cleaning starts from £119.
Why does my path near the river in Chiswick go green so quickly?
Paths near the Thames at Strand on the Green and Grove Park stay damp for longer, so algae and moss grow back faster than elsewhere in W4. A Premium clean kills growth at the root, so the path stays clean for longer than with a pressure wash alone.
Can you clean our front steps as well as the path in Chiswick?
Yes. Tiled or stone front steps are cleaned with the path in the same visit. Include them in your photos and they'll be part of your fixed price.
Can flats in Chiswick share the cost of cleaning a shared path?
Yes. John quotes once for the whole path or courtyard and sends each flat its own invoice for its share. This is common in Chiswick's converted period houses.
Can flats in a Hammersmith building split the cost of cleaning a shared courtyard?
Yes. John quotes once for the whole courtyard and sends each flat its own invoice for its share. Send photos of the area and the number of flats, and you'll get a fixed price within 24 hours.
Do you cover Hammersmith W6?
Yes. Hammersmith W6 is around 12 minutes from the Acton base, and travel and parking are included. Most Hammersmith jobs are patios, courtyards, paths and render, and access on tighter streets is planned in advance.
Can you clean natural stone and resin driveways in Kew?
Yes. Natural stone, resin and block paving driveways are common in Kew TW9. Delicate stone and resin are cleaned at lower pressure with a treatment that kills algae at the root, so the surface isn't damaged. John confirms the right method from your photos.
Do you cover Kew?
Yes. Kew TW9 is about 12 minutes from the Acton base, and travel and parking are included with nothing extra to pay.
Do you cover Richmond?
Yes. Richmond TW9 and TW10 are about 18 minutes from the Acton base, and travel and parking are included with nothing extra to pay.
