Keeping a Commercial Car Park Compliant — and Looking the Part

By John Walsh, owner of URBNX Services, Acton W3 · Updated 17 October 2026

For property managers and business owners across West London, a car park is often the first physical impression a visitor, customer or employee has of your site. It's also one of the most overlooked areas when it comes to routine maintenance — faded lines and a grimy surface don't just look neglected, they can create genuine liability issues.

What "compliant" actually means for a car park

There's no single UK law that mandates exact line marking specifications for every private car park, but there are practical requirements that matter in practice:

  • Accessible/disabled bay markings need to remain clearly visible and correctly sized — these are the markings most likely to be checked and the ones with the clearest legal expectations under accessibility requirements.
  • Fire lane and emergency access markings need to stay legible for insurance and safety compliance.
  • General bay lines fading to the point of ambiguity can create liability if it contributes to a parking dispute or accident on site.

How often car parks actually need re-marking

This depends heavily on traffic volume and surface type, but as a general guide: high-traffic commercial car parks (retail, business parks, logistics sites) typically need re-marking every 12–18 months to stay clearly visible. Lower-traffic sites can often go 2–3 years between full re-marks, provided the surface itself is properly maintained in between.

Why cleaning has to happen before re-marking, not after

Painting fresh lines onto a dirty, oil-stained or moss-covered surface is a false economy — the paint won't adhere properly, and the new markings will fade far faster than they should. A proper job cleans the surface first (removing oil staining, algae and general grime), lets it dry fully, then applies markings to a clean base. Skipping the cleaning step is the single most common reason commercial re-marking jobs need redoing within a year instead of lasting the expected 12–18 months.

Planning ahead rather than reacting

The businesses that get the best value from car park maintenance treat it as a scheduled item — an annual or bi-annual visit — rather than waiting until markings are so faded a customer complains or a compliance check flags it. It's also simply cheaper: a planned clean-and-remark visit costs less per visit than an emergency one squeezed in ahead of an inspection.
